I check properties in Montenegro for buyers who live abroad. I go to the property, photograph and film it, check the papers with a licensed partner lawyer and tell you plainly what I found. I work only for the buyer and take no commission from agents, sellers or developers.
Why buyers hire me
Most foreign buyers find their property online and have to rely on the people who earn money from the sale: the agent, the seller or the developer. That is a conflict of interest, and it is the reason I started this service. You pay me a fixed fee, so my advice does not depend on whether you buy.
What I check on site
- The property itself: damp, cracks, windows, roof, installations, noise, light, access and parking.
- The surroundings: neighbouring buildings and construction sites, the road, the view that the photos do not show.
- The papers, together with a licensed partner lawyer: title deed (list nepokretnosti), owners and co-owners, mortgages and liens, building and use permit, cadastre plan against reality.
You get unedited photos, a video walk-through on request and a written report with a clear red and green list. See the packages and prices and how it works.
Languages
I speak English, German and Montenegrin. At viewings, with agents, owners, the notary and the authorities I translate every conversation, so nobody talks about you in a language you do not understand.
What I do not do
I am not a real estate agent and I do not sell property. I do not give legal or tax advice: legal checks are made by independent, licensed lawyers, notarial acts by notaries. I do not promise price growth or returns.
The blog
Twice a week I publish a straight answer to a question foreign buyers really ask about Montenegro: costs and taxes, residency, locations, the buying process and the checks that protect your money. Read the blog.
